Sylvia Brown Apartments Site and Drainage Improvements

• Located in the Denbigh section of Newport News, consists of two neighboring apartment complexes originally built as private sector rental units. 

• After the complexes were acquired by the Authority, they were combined to create the current 262-unit complex.

• DJG prepared a building assessment survey of the existing apartment buildings and grounds.

• After site visits and surveying of the existing complex to determine the current condition of the buildings, DJG cataloged the various apartment types and their current conditions. 
• Repairs were needed on the buildings and the mechanical, electrical and plumbing systems. 
• DJG also prepared construction documents for the work. Repairs and upgrades included: 
  • Exterior repairs on masonry veneer and firewalls
  • Structural repairs to subfloors and stairwells
  • Replacement of apartment entrance doors
  • Replacement of plumbing fixtures
  • Replacement of HVAC systems
  • Replacement of kitchen cabinets & range hoods
  • Replacement of interior finishes (flooring, drywall patching, painting)
  • Electrical system upgrades & repairs

  In the continued improvement of the Aqueduct complex, DJG was later requested to consult on landscaping improvements that NNRHA was planning for the complex.
