Orcutt Townhomes

These are the second of a projected three-phase process to replace Orcutt Homes, one of NNRHA’s original public housing projects. The new Orcutt Townhomes features 40 duplex residential units located along Orcutt Avenue between 33rd and 35th Streets in Newport News’ Southeast Community.

  • The project began with demolition of the existing Orcutt Homes. Along with the existing buildings, existing site improvements and utilities were also removed.
  • New construction included rebuilding 34th Street within the project area, new underground utilities, and new curb, gutter, and sidewalk in the City right-of-way.
  • New buildings are wood frame duplex townhouses on raised slab foundations with brick and Hardie-plank exteriors.  The brick was chosen to match the Orcutt Elderly Housing project (Ashe Manor) which is diagonally across 35th Street from the project site, which gives a visual link to both projects. 
  • Multiple facades were created for the duplexes to provide variety in the look of the development and a sense of individuality.
  • The varied facades along with the grouping and scale of the buildings, gives the Orcutt Townhomes a suburban feel which is appropriate to the original neighborhood.
  • Each living unit is a three-bedroom, two bathroom townhouse of which eight of the 40 units are fully handicapped accessible.
  • These units feature wheelchair ramps at the entrances and motorized wheelchair lifts inside the units to make both floors accessible. Bathrooms on both floors are also wheelchair accessible as is the unit’s kitchen.
